where should I start ?!?! this place was so awesome that words don't do justice for this review... it started with a warm welcome from the house keeper Teresa, who showed us everything we needed to know about the property. it's a very beautiful spacious home from inside to outside it looks like they thought of everything a guest can enjoy on vacation... comfortable beds and linen... fully stocked kitchen... great game room... amazing garden... beautiful clean pool, with many beach chairs.. at checkout we were greeted by the owner Arlene who is a very nice women and was in touch with us throughout our stay to make it as comfortable as possible. I give this place 5 ⭐️⭐️⭐️⭐️⭐️ and would definitely come back to a place like this next time I'm in Cancun and I would highly recommend it to anyone looking for a nice and private vacation.

This property is AMAZING! It came with everything that we wanted and expected. Privacy, entertainment and great amenities. Although it is about 20-25 minutes away from the party action. However, if you have definite transportation, this property is very worth it. Thank you Arlene & Ron for being great hospitable hosts.

This place was the perfect spot for my bachelor party. The house is beautiful, spacious, and makes you feel on top of the world. All the amenities included in the house worked perfect and we had no issues our whole stay. Arlene and Ron made sure we had everything we needed and more. Best Airbnb I have ever stayed in! Ron and Arlene’s home is an oasis. We felt safe, comfortable and at ease at their property. Our questions and inquiries were answered nearly instantly. They helped with everything from the closest grocery store on the evening we arrived, even allowing me to follow Arlene right to the store….to little questions and clarifications. From the moment we arrived in Mexico, Arlene and Ron were tremendous hosts who immediately felt like family. The house itself is huge and it even has a pool house with additional bedrooms & a kitchen. The yard has ample space as well to do whatever your heart desires. Exterior recording cameras monitor the front gate, both front corners of the home, and the backyard patio (two cameras).
Smoking is only allowed outside of the house not inside whatsoever.
Toiletries cannot be put in the toilet here in Mexico. It all must be thrown in the garbage bins provided on the side of the toilet at all times and bags must be thrown in garbage cans outside of the house and tied up.
If this rule has been not respected and toilet, paper continues to go in the toilet bowl, it will clog the toilet bowls and fill up the cesspool, and you will be responsible for paying for the removal of the waste from the tank.
Very simple , So please respect this rules. This is very important in Mexico because we are very ecological.
Please, when you are not home or not using the rooms, turn off air conditioners. If air conditioners are left on all day all night, they will burn out and you’ll be responsible for replacing them. So please just follow the rule and use them as needed to cool off the house and turn them off when not needed. If air conditioner is burned out from overuse, the guests will be responsible for replacing it.
Here in Mexico, we have what it’s called DAT.
Holmes here are regulated by how much electric is used every month. If we go over the DAT we will never get our low usage rate.
So for short-term rental guest, please turn off lights when you are not home and turn off lights in rooms that you are not using. Any lights that are on from outside of the house please turn them off every morning.
Any long term stays 28 days or more will have separate contract, it will have to be signed for the length of the stay for long-term usage for electricity, gas, and appliances.
All gates must be closed and locked at all times when on and off property for your security and safety. If the house is destroyed or trashed or any theft in any way, there will be a $250.00 cleaning fee per day for all the nights rented as well as the fee allotted for damages or anything stolen.
The full kitchen can be used but all appliances must be cleaned appropriately and put away.
No drinks or bags allowed on top of the pool table or the poker table as well as the foosball game.
No loud music outdoors after 12am.
This Villa can sleep up to 14 people with our approval, Airbnb only allows you to reserve up to 12 guest. So if you have more than 12 we would have to approve it first and then we would have to request the additional money from you through the resolution center where we will message you directly. Any reservation over 8 guest will pay $25.00 usd pus tax per person per night, even if you invite a friend to come visit you or chefs or anyone else. There are no strangers allowed on our property unless we are notified first and with our approval first, and we must have a copy of legal ID for insurance reasons of each guest staying on property. Only paying guest are allowed and we must have a copy of everyone that is registered as a guest. We have 24hr security out front on the street that will advise us of any rules broken or un known guest.
This villa can accommodate up to 14 guests with prior approval. Standard reservations are limited to a maximum of 12 guests, and any request to exceed this number must be approved in advance. Additional guests beyond 8 will be subject to an extra charge of $25.00 USD plus tax per person, per night. This fee applies to all additional individuals on the property, including visitors, chefs, or any other service providers, even if they are not staying overnight.
No unregistered or unauthorized individuals are allowed on the property under any circumstances. All guests must be approved in advance, and a valid government-issued ID is required for each person staying at the villa for insurance and security purposes. Only registered, paying guests are permitted on the property. The villa is monitored by 24-hour street-level security, and any rule violations or presence of unknown guests will be reported immediately.
All garbage must be put in plastic bags and placed in the garbage cans outside to be picked up daily. This beautiful Villa is very well taken care of and private property. In this neighborhood there are all professionals that live here. Thank you for respecting our rules.
